Two Bridges Supported Housing

WWA delivered a high-quality supported housing development in Feltham, London, in partnership with the London Borough of Hounslow, alongside development partners, Lampton 360 and EcoWorld London. The scheme provides 29 new homes, including purpose-built supported housing, shared ownership and build-to-rent apartments, helping meet the growing demand for affordable housing in West London.

Appointed from RIBA Stage 4 onwards, WWA took forward the original concept design, leading the project through technical design and construction stages, ensuring the successful delivery of this mixed-tenure residential development, completed in July 2022.

 

Design & Planning Strategy

The design of this supported housing development prioritises both functionality and architectural quality. The scheme complies with the London Housing Design Guide, ensuring high standards of living across all units.

A significant design evolution occurred during planning, which involved replacing the original cladding proposal with a brick façade to create a more residential character. The updated design:

  • Uses two-tone brickwork to distinguish the buildings,
  • Incorporates projecting brick detailing to reduce visual mass, and
  • Delivers a cost-effective and durable façade solution.

A key feature of the scheme is the bespoke balcony design, combining brickwork with metal balustrades. To achieve the desired aesthetic efficiently, a lightweight brick slip solution was introduced, reducing structural requirements while maintaining design integrity.

Technical Delivery

WWA provided full technical design and construction-stage services across RIBA Stages 4–7, acting as lead consultant and coordinating the wider design team within a BIM environment.

The project required careful technical resolution, particularly in:

  • Developing a complex fire strategy in collaboration with fire engineers,
  • Managing level changes across the site and between buildings, and
  • Ensuring full accessibility for supported housing residents.

An integrated landscape design, featuring interlinking ramps, enables inclusive access throughout the site. This is complemented by a high-quality planting scheme that supports biodiversity and promotes health and well-being.

 

Quality & Outcome

The project was delivered efficiently and to a high standard, with WWA ensuring all work packages were coordinated, accurate, and aligned with programme requirements. Close collaboration with stakeholders ensured that evolving design requirements were successfully integrated without compromising delivery.

The result is a carefully considered residential development that:

  • Provides much-needed affordable and supported housing,
  • Delivers a safe, compliant, and accessible environment, and
  • Enhances the local area through thoughtful design and landscaping.
