Patching Lodge
Patching Lodge is an award-winning seven-storey 76-unit mixed-tenure integrated retirement community housing scheme built on a prominent site near Brighton seafront.
In addition to the extra-care flats, several facilities are provided on the ground floor for use by the wider community of older people. These include a restaurant, a hairdresser, a chiropractor, a coffee bar and a shop, as well as a rooftop garden offering sea views. Also incorporated in the building is a Healthy Living Centre run by the Primary Care Trust and a care link office to receive calls from older people using alarm equipment. The building was purpose-built, ensuring it is wheelchair accessible throughout and includes lifts to all floors.
This is the first building to be developed in a ‘tall buildings corridor’ in line with the new city planning policy that has been applauded by the Government as a good example of progressive planning.
Green issues have been given keen consideration, and a combined heat and power plant has been incorporated, which serves not only this building but also 148 flats in two adjacent buildings.
